Let's just say that you have a job, you have somewhere that you have to go, somebody is expecting you to do something on a regular basis Monday-Friday around the hours of 9-5...let's pretend for just a second that I can give you fifteen hundred dollars. Just write you a check, give you cash, deposit it in your bank account, you know, whatever however you want to receive this fifteen hundred dollars. Let's say that it is now in your possession. I'm going to get back to the pyramid scheme in real estate the base level the bottom layer of the pyramid is agricultural land. In my opinion everything starts as agriculture land because that's kind of how we started it was trees or grass when we got here, and we've built it up into cities and different stuff since then. Then we go to residential land, and I mean if you look around, you think everything is residential like there's just houses everywhere.Then you notice that there's some people making some money and that is zoned commercial. And I'm talking about you know apartment complexes are commercial, trailer parks or on commercial land McDonald's is on commercial land.

If you can look at the aerial aerial view of Cedar Bluff in like 1956 it's like nothing OK it's pasture land but that pasture land is zone agricultural. So at some point somebody came through and they decided they were going to plant a subdivision down. So they had to get that land rezoned to residential. And this is my pyramid that I'm building now. OK. So we have agricultural land on the bottom everything starts out basically agricultural and then you can get it rezoned into the other three which is residential commercial and industrial. So the easiest thing that most developers will do is get it rezoned for residential and in residential there's four different layers. It's you know high density or low density. Are you going to have one house per five acres like a mini farm or are you going to have five houses per acre like a subdivision is virtually a throw up subdivision like we have now or are they just go in and throw up a bunch of houses. So there's different levels to reside...

What I do is I teach women how to start a real cash flow in real estate portfolio and 12 weeks or less. I'll give you the scripts I'll give you the formulas I'll give you, you know how to find properties and I'm not talking about MLS properties and I'm not talking about the F-word. I don't know why anybody would want to work with foreclosures but I'm not going to teach you how to do that. I'm going to teach just six different ways to find off market properties and it's not that you know women are slammed like we've got six different jobs before we even clock in in the morning like we can't devote another 40 hours to real estate investing. So what I'm going to teach you how to do is reroute the time that you're wasting on Facebook and on your lunch break and at gymnastics practice into money making opportunities.

All Real Estate 057: Spray Paint and Pinterest on Steroids

I've got to tell you that I like to craft except craft isn't the right word because I am very girly but I'm also a complete disaster. So I like big crafting projects and we usually call those a house flip which is basically Pinterest on steroids. Well I have been working on my back deck. My cousinmade me a steel rail to go down the steps and it has been out there and it's not primed it's not pretty it's, you know, actually kind of ugly. And I was sitting there this morning and I realized that oh about spray paint at Lowe's. So today when I realized that I was going to paint or the other day when I realize I was going to paint the handrail on the back stoop my choices were bright red or black so I chose the black. Yeah I chose black to be a little bit more blended I guess. Also, as I'm standing in the studio my hands are covered in little black specks of spray paint and thank goodness I didn't have any jewelry on or anything or I'd have little paint in my accessories. So your lesson ...
